  • Can I pay rent over the phone?

    No.

  • Can I pay with a credit/debit card in the office?

    No.

  • Can you waive my late fee?

    No.

  • When is my rent due?

    Rent is due on the 1st of each month. As long as rent is paid by the end of the day on the 5th, you will not be charged a late fee. If rent is not paid by the morning of the 6th (even if it's a weekend or holiday), you will be charged a $50 late fee.

  • What is my portion of rent if I have a voucher?

    Please contact your housing commission coordinator for exact portion amounts.

  • How can I pay my rent online?

  • Can I smoke in my unit?

    No. Smoking (anything) inside your unit interferes with the peace and quiet enjoyment of the other residents at the property and causes physical damage to the unit. Evidence of smoking will result in security deposit forfeiture.

  • I need to break my lease. What is the policy?

    Please refer to section 2.10 of your lease agreement for early termination policies and procedures.   • Can I sublease my unit?

    No. If you need to break your lease, you will need to follow our Early Termination policy.

  • How do I submit a maintenance request?

    You may make a maintenance request via your online portal or by calling (616) 257-9577 x 1. If it is a maintenance emergency, please report by phone. 

  • What should I do if I'm locked out?

    You will need to submit a high priority/emergency maintenance request. The lockout charges (materials & labor) will be charged to your account.

  • When will I get my security deposit back?

    It typically takes the full 30 days for us to process your move out and get your security deposit refund in the mail. 

  • I would like/not like to renew my lease. Is there anything I need to do?

    We will contact you about two months prior to the end of your lease, so just keep an eye out for renewal options via mail and email.

  • An occupant needs to be added/removed from the lease. What should we do?

    Please contact an office administrator  for changes in leaseholder status.

  • Do rent payments affect my credit?

    Yes. Our software system reports to credit bureaus, meaning that if you pay your rent on time, your credit is postively impacted. If you are late or leave with a balance, this will negatively impact your credit.
