  • How do I schedule a showing?

    Visit our availability page. Choose the property you're interested in viewing. Choose the "Schedule Showing" button. Enter your contact information. Choose a time that works best for you. If none of the available times work with your schedule, please email leasing@lighthousepm.com.

  • What are your qualifications?

    Our full list of qualifications is listed here.

  • Do you accept housing choice vouchers (Section 8)?

    Yes.

  • My credit score is low. Will my application be denied?

    We are looking for credit scores above 600, but a credit score below that does not automatically disqualify your application. We may require a co-signer, higher security deposit, approval from the owner, or a combination of these things.

  • I owe a balance to a previous landlord. Will my application be denied?

    Yes.

  • I was evicted less than 3 years ago. Will my application be denied?

    Unless approval from the owner is obtained, yes. We might submit your application to the owner for approval in spite of an eviction within the last 3 years if the rest of your application is flawless and the landlord who evicted you gives a quality reference other than non-payment.

  • How much is the application fee?

    $45 per applicant. 

  • Does everyone who will be living in the unit need to apply?

    Every person over the age of 18 needs to fill out an application and will be considered a leaseholder if approved. 

  • How do I apply?

    The only way to apply is through our website. Click on the unit you're interested in, and choose the "Apply Now" button. 

  • What should I include with my application?

    Copies of a photo ID (i.e. driver's license, state ID, or passport) and proof of income.

  • What are acceptable forms of proof of income?

    Paystubs, supplemental income paperwork (SSI, SSDI, Food Stamps, Cash Assistance, Child Support, etc.), housing choice voucher paperwork, offer agreement, or a letter from your employer. If you own your own business, do contracted work, etc. tax returns and bank statements are acceptable. 

  • How long does it take for my application to be processed?

    Maximum of 5-7 business days.

  • I haven't physically seen the property, but I want to apply anyway. Should I?

    If you're familiar with the area, love the pictures, and the price is right, we encourage you to apply. The rental market is competitive and by getting your application in as soon as possible, you might get ahead of competing renters who are waiting to apply after they have seen the unit. However, we never sign a lease without the future tenant seeing the unit first, so be sure to schedule a showing online in addition to filling out an application. 

  • I filled out an application a few days ago and haven't heard anything. What should I do?

    If you have been in contact with an agent, send them a text or an email asking about the status of your application or if you need to provide anything that might help speed things along (additional information regarding employment, previous living arrangements, proof of payments, etc.). If you applied without seeing the property or have not been in contact with an agent, send an email to leasing@lighthousepm.com inquiring about the status of your application. Keep in mind that applications typically take about a week to process.

  • What are the move in costs?

    Application fee(s), security deposit, and first month's rent. That's it.

  • What are the move in costs if I have a pet?

    Application fee(s), security deposit, first month's rent, one-time non-refundable pet fee, and first month's pet rent. See our pet policy for more details.

  • How much is security deposit?

    Security deposit is calculated based on application strength, but it will always be between 1x-1.5x the monthly rent. For example, if the rental rate is $825, best-case scenario you will pay $825 and worst-case about $1,235.

  • When do I have to pay my security deposit?

    Within 48 hours of application approval.

  • How long can Lighthouse hold the unit for me after my deposit has been paid?

    Your lease must start within 30 days of deposit being paid. 

  • How long is my application valid?

    30 days.

  • Can my application be used for any Lighthouse property?

    Yes.

  • What is your pet policy?

    Our pet policy is per property. You can find a full description here.

  • Is proof of a current renters insurance policy required for move in?

    Yes.

  • Do all leases require the Resident Services Package?

    Yes.
